Free for your first month. Cancel anytime, and your data leaves with you.
You didn't buy a park to babysit a spreadsheet.
Small-park owners keep telling us the same things. Lot Sidekick does this part for you.
Copying and pasting invoices from a spreadsheet into email took about an hour a month.
They ran their first 32 units on Excel, and tracking late payers was a nightmare.
Most of their tenants pay by money order, because they don't have bank accounts.
The six things your park actually needs.
Built for lot rent, submetered water, and cash tenants. These are the parts a general landlord app can't handle.
Your park on a map
Open it and you know in one look who's paid, who's due, and who's late. No scrolling a spreadsheet, no calling your manager to ask.
Know where you stand at a glanceBill the whole park in one click
One button builds every tenant’s bill (rent plus their water line) as a printable PDF and flags who to remind. Late fees are applied automatically. Text & email delivery is coming soon.
Gives you your Saturday backSubmetered water, no markup
Your manager keys the meter reads from a phone, and each tenant’s usage is itemized on the bill at your utility’s rate. It replaces the $6/site billing service.
The thing generic apps can't doCash and money orders, handled
Log a walk-up, mailed, check, or money-order payment against the tenant’s ledger and reconcile at day’s end. No bank account needed. Built for the cash tenants a card-only app turns away.
We get your parkKnow who's late and what to do
A clear list of who owes what and how late, with the late-fee schedule you set. Generate an official notice in one click.
No more chasingA weekly digest that keeps you posted
Collected this week, still outstanding, anyone newly late. One weekly digest that gives you the whole picture at a glance. Automatic Friday email delivery is coming soon.
Manage it from anywhereMade for parks, not a landlord app with a "mobile home" page.
The generic tools that say "mobile home park" on their site can't compute a water bill or take a money order. Here's the honest picture.

I built this for parks like yours.
I'm not a big software company. I built Lot Sidekick because small-park owners kept telling me the same thing: the tools are either a spreadsheet or a $200-a-month system that takes a month to learn. This is the in-between: cheap, plain, and made for parks. Call me and a real person picks up.

Mobile-home-park billing, answered.
Is there billing software made specifically for mobile-home parks?
Yes. Lot Sidekick is built for lot rent and submetered utilities, not adapted from a single-family landlord app. You get a live lot map, one-click rent runs, submetered water bills, and cash or money-order handling: the things generic property-management tools can't do.
Can I bill mobile-home-park tenants for water?
Yes. If your lots are submetered, your manager keys each meter read from a phone and Lot Sidekick itemizes each tenant's usage at your utility's rate, with no markup. Master-metered parks can bill a flat utility fee instead.
How much does mobile-home-park billing software cost?
Price varies by vendor and park size, and many general property-management tools carry a monthly minimum (often around $200) plus per-feature add-ons. Lot Sidekick keeps it to a flat $49–$149/mo by lot count with everything included and no minimum.
Do you support cash and money-order tenants?
Yes. Record a walk-up, mailed, check, or money-order payment against the tenant’s ledger and reconcile at day’s end. Lot Sidekick is built for the cash and money-order tenants a card-only app turns away.
How is this different from Rent Manager or a generic landlord app?
Those tools are built for single-family or apartment rentals. They struggle with lot rent, can’t compute a submetered water bill from meter reads, and make cash and money-order tenants painful. Lot Sidekick does all three by default and runs in an afternoon with no training class.
Can it handle submetered water or RUBS?
It bills submetered water directly from meter reads, at cost. If your park uses RUBS (ratio utility billing), submeters are where the industry is heading (our blog covers how to make the switch), and Lot Sidekick is built to bill from real meters.
How do I move over from my spreadsheet?
Send your rent roll (Excel, CSV, or Numbers, even a messy one) and we load your park for you before your first call. There’s no month-long setup and no training class.
Is my data locked in?
No. It’s month-to-month, you can cancel anytime, and you can export everything (lots, tenants, and ledgers) whenever you want.
Send me your spreadsheet.
I'll load your park and show it to you running, for free. If it doesn't save you the hour, you've lost nothing.
